River View holiday accommodation

River View overlooks the estuary as it winds its way from the Suffolk coast, past historic Iken Church and on up to Snape Bridge and the Maltings.

Bird life is in abundance including avocet and a multitude of other waders and even osprey, while common seals can be seen on the mudbanks when the tide falls, or swimming in the river channel.

More bird watching can be found at the RSPB's reserve at Minsmere, which is half an hour's drive away and close by is Orford and Framlingham with their respective ancient castles. The seaside town of Aldeburgh is 15 minutes away, while Thorpeness, Woodbridge and Southwold are within easy reach, not forgetting the pretty villages of Walberswick and Dunwich. In an Area of Outstanding Natural Beauty, River View really does offer a unique location for a stay in a wonderful part of the country.

PLEASE NOTE:
River View is available for short breaks (minimum 2 nights) and weekly lets throughout the year, for 2 people maximum in one or two bedrooms.

Accommodation Details:

  • Entrance Hall: Three steps up to enter, wooden floored hall with cupboards including coat hanging space.
  • Bedroom 1: King-sized double bed in 'The River Room' – no prizes for guessing why we call it that. Beautifully decorated, it has amazing views of the estuary and countryside beyond. It has a luxuriously comfy bed, top quality bed linen, built-in wardrobe and chest of drawers.
  • Bedroom 2: 'The Garden Room' features two single beds, with top quality bed linen. Stunningly decorated, and with a garden view of rhododendrons, a copper beech tree, hedging and lawn. This room also has a built-in wardrobe and small chest of drawers.
  • Open plan living room and kitchen: A large window offers expansive views to the estuary, with a sofa, two armchairs, coffee table and smart TV all part of the living area. The fully fitted kitchen has a fridge, oven, hob, dishwasher, sink, microwave oven and toaster. The kitchen area also includes a table with two chairs, sideboard dresser with cutlery, crockery, mugs and glasses, and a digital radio with Bluetooth for linking with your mobile phone.
  • Bathroom: A modern walk-in shower, WC and washbasin – and not a bad view either!
  • Private garden: Lawn area and outdoor table and chairs.
  • Parking: There is off-road parking.
  • Wifi: There is free wifi.

Using the postcode for Sat Nav, when you are close, with the crossroads behind you, keep going straight along the road which has passing places if you meet another car. DO NOT turn down the first left hand turn (with a brown and white picnic site tourist sign). After about another 300 metres along a straight bit of road, you will see a sharp left-hand turn down a sandy track. There is a footpath sign which marks it. Drive slowly down there for about 70 metres, go past the entrance on the right to 'River Cottage' and then turn into the next entrance immediately on the right marked 'The River House'. You will find a gate at the entrance which you will have to open. Please close it again once your vehicle is inside. Park in front of the 'River View' sign.

Follow the arrowed sign to River View on foot. This is via a lawn (slightly uneven in places) and so suitable footwear may be required if it's wet underfoot. If you are arriving after dark, solar lamps will light the 25-metre route but it might be handy to bring your own torch. The key will be next to a flower pot on the front door steps. Without sat nav:

From the A12 northbound:

  • A12 Northbound past Ipswich and Woodbridge
  • Take the slip road off the A12 dual carriageway signed to Orford (B1078).
  • Turn right at the top of the slip road going over the A12 at Lower Hacheston.
  • Follow the B1078 through Campsea Ashe and Tunstall villages.
  • In Tunstall take a left turn at the T-junction after the garage, follow the road round a sharp right-hand bend before taking left-hand fork signed to Snape (B1069, Snape Road) after about 200 metres.
  • Continue for approx. 1 mile ignoring the first right-hand turn by the riding stables but taking the second right (a quarter of a mile further) signed to Iken.
  • Go through Tunstall Forest until you give way at a crossroads with a church sign opposite. Go straight across the crossroads and ignore the first turn on the left (picnic site).
  • Approximately 300 metres further on is a sharp turn on the left down a sandy track with a footpath sign. 

From the A14:

  • Leave the A14 at Junction 51 and take (briefly) the A140 signed to Norwich before almost immediately turning right across the dual carriageway onto the B1078.
  • Follow this road through Coddenham, Charsfield and Wickham Market before eventually crossing over the A12 at Lower Hacheston and then follow the same instructions as written for the A12 northbound (above).

From the A12 southbound:

  • Heading south on the A12, after the Saxmundham bypass, turn left on to the A1094 signed to Aldeburgh and Snape.
  • Two miles further, and 200 metres past Snape garage on your right, turn right at the staggered crossroads (Church on left) signed to Snape Village.
  • Go over Snape bridge leaving the Maltings and Plough & Sail pub on your left and fork immediately left towards Orford.
  • One mile further turn left at the crossroads signed to Iken.
  • Ignore the first turn on the left (picnic site).
  • Follow final instructions written for A12 Northbound (above).
